Los problemas de convivencia en los condominios, es un tema de la actualidad, los cuales pueden iniciar debido a la mala comunicación, el cual puede llegar a dimensiones tan grandes que pueden terminar en tribunales penales en el Palacio de Justicia.
Ahora bien, las juntas de condominios, buscan enfocar su atención en las necesidades del edificio donde se vive, pero llegar a levantar una acta y tomar decisiones son detalles de suma importancia que pueden rayar en pasar una delgada linea entre tus derechos y los míos, es así que hoy me asistí a un taller donde podíamos intercambiar acerca de las obligaciones que se derivan de la propiedad horizontal.
Es importante saber manejar las normas jurídicas que rigen el tema, y la definición del rol de cada uno de los participantes de manera protagónica, como el administrador del condominio y los integrantes de la juntas, a su vez debemos entender que se buscar es el bienestar de todos, mientras que invierten en la infraestructura del edificio donde viven para que conserve su valor económico.

Sin embargo, no es fácil que el grupo de habitantes que comparten un buen inmueble común, por un sin fin de factores, tales como: que cada quien está velando por sus interés propios, no tienen tiempo o simplemente no les interesan ni un poco la situación, por otro lado algunos más preocupados quieren hacer valer su manera de pensar, imponiendo ideas, aunque con buenas intenciones no siempre son legales, es por ello que surgen obligación penales, civiles, ambientales entre otras.

La tasa de morosidad es muy alta en los condominios, lo cual perjudica a todo el conglomerado, consecuencia de ello los más perjudicados son la totalidad de los propietarios, pues al no ponerse de acuerdo en la manera de invertir el dinero, se deterioran áreas comunes perjudicando a la comunidad completa, lo más difícil es que esta situación empeora cada día más en los condominios, es por ello que se recomiendo el manejo de leyes y normas para que conozcan la importancia, roles y funciones que pueden encontrar no solo en la Constitución de la República Bolivariana de Venezuela, el código civil y le ley horizontal de condominio.

Debemos leer, para tener un conocimiento, porque tú derecho termina cuando inicia el mío, pero debemos dejar a un lado las emociones negativas, buscando que la comunicación y el bien común sea lo que reine pues a la larga los perjudicados son ustedes los propietarios, y el deterioro excesivo de la planta física, áreas comunes y por ende se vea incluído directamente la paz y el disfrute de un hogar pleno, ya que en muchos casos hemos visto no solo discusiones terminando en sangre, sino también personas perjudicadas por el deterioro ascensores o algunas partes de la planta física del edificio que llega a ocasionar la muerte.
En muchos casos la morosidad sube porque propietarios caprichosos deciden no pagar el condominio de manera arbitraria, cuando los más grandes perjudicados son ellos, pero es este tipo de talleres no solo se habla de la normativa legal, sino de lo mucho que podemos incluir en las mediaciones de pago, entendiendo el rol del abogado.

Si todo la comunidad toma conciencia no solo del ámbito legal, las consecuencias y como influye en el patrimonio económico de su propiedad o inmueble, se obtendrían mejores e inversiones que permitan ventajas económicas y un mejor ambiente para una sana convivencia.
